Das unterkellerte Haus mit einer Wohnfläche von 90qm erstreckt sich über 3 Etagen. Aus der Küche geht es direkt in den Garten (unverbaute Süd-West Lage). Vom Arbeitszimmer im 1. OG geht eine Dachteresse mit schönem Ausblick ab.

Im Erdgeschoß befindet sich die hochwertig ausgestattete und auf Maß gebaute Wohnküche aus Massivholz. Lediglich durch einen Tresen getrennt, geht es in das Wohnzimmer mit Ofen, Couch & OLED TV.

In der ersten Etage befindet sich das Schlafzimmer mit dem 180x200cm Eichenbett. Das Fenster geht nach Osten. Vom Schlafzimmer geht das helle Arbeitszimmer ab. Auf der selben Etage befindet sich auch das geräumige Bad mit Wanne.

In der zweiten Etage befindet sich ein weiteres Zimmer mit einem 140x200cm Bett.

Eine Führung durchs Haus kann sowohl persönlich als auch über WhatsApp vorgenommen werden.

Hamburg Bergedorf ist ca 30 min mit dem Auto und 20 min (bzw 10min mit dem Regio) mit der S-Bahn vom Hamburger Hauptbahnhof entfernt.
Das Haus liegt am Anfang des Bergedorfer Villenviertels. Fluß, Wald und das Schloss sind schnell zu Fuß zu erreichen. Ebenso Fußläufig gibt es zwei Wochenmärkte: Somit kann 4x die Woche Essen direkt von den Erzeugern gekauft werden. Der Bahnhof Bergedorf ist in 10 Minuten zu erreichen. Vor der Tür gibt es eine Bushaltestelle.

The house has a total living space of 90 m² on 3 levels. Straight from the kitchen you enter the garden (unspoiled south-west orientation). From the study in the first floor you have another terrace with a picturesque view.

In the ground floor is a top notch made to measure wooden kitchen with all the tools a passionate cook may desire. Solely divided by an open counter we have the living room with a fireplace, couch and OLED TV.

In the first floor is the sleeping room with a king-size 180x200cm bed made from oak wood. The room's window goes towards the east so you could wake up with direct sunlight coming in. From the sleeping room you will enter to the bright study and its terrace. On the same level is also the spacious bathroom with a bath tub.

In the second floor is another room with yet another 140x200cm bed.

Location:
Hamburg Bergedorf is located 30 minutes by car and 20 min with the S-Train (or 10min with the fast train) from the City's main station. The house is situated in a quiet and fancy neighborhood. The woods, a river and Bergedorf's castle are all reachable by foot in just a few minutes. Also in closest proximity are two different farmer's markets that allow you to buy regional and seasonal food directly from the producers 4x times a week. The train station Bergedorf is reachable in 10 minutes by foot as well as by the bus that stops almost in front of the house.
